The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance Program
What does the CHS SafeClose™ Home Systems and Appliance Breakdown Insurance cover?
The "Basic Protection Program" covers the central heating system, central air conditioning system, interior plumbing system, interior electrical system, ductwork and water heater (if owned). The "Premium Protection Program" covers refrigerator, range, stove & fan/hood, built-in dishwasher, washer & dryer, garbage disposal, trash compactor, sump pump, garage door opener, as well as items covered under the "Basic Protection Program".
What's not covered?
The contract covers only those parts, systems and appliances, specifically mentioned as covered and excludes all others. The contract does not cover systems or appliance failures due to a lack of maintenance. Items covered must be located within the main foundation of the home or garage. Your homeowner's insurance policy may cover certain items that are not covered under this Insurance coverage, such as water damage to your floors or ceiling caused by the failure of an appliance or a system, etc.
I have an older home. Will I have to pay more for a service contract?
No, The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance provides coverage for systems and appliances to any home no matter what its age - as well as any brand or manufacturer of systems and appliances. However, the systems and appliances must be in good working order at the start of the coverage.
Is everything in my home covered by the Breakdown Insurance?
No. However, we do offer coverage for many of the most frequently occurring breakdowns of home systems and appliances. Please review your contract for specific covered items, terms, and conditions, limitations and exclusions.
What is the difference between homeowner's insurance and The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance?
Homeowner's insurance is hazard insurance. Its coverage usually extends to items solely damaged by fire, water, wind or other disasters. The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance Program, repairs and/or replaces items listed in your contract that break down due to normal wear and tear.
I do not currently have Breakdown Insurance coverage on my home but I do have a current problem with one of my systems or appliances. Will this problem be covered if I purchase a new home warranty plan today?
Unfortunately, we do not cover pre-existing conditions. However, if a covered item were to fail while under the protection of an active Breakdown Insurance Policy, it would be covered subject to the conditions, terms, and limitations of your Policy.
Can I enroll in the CHS SafeClose™ Home Systems and Appliance Breakdown Insurance Program if I am not in a Real Estate Transaction?
Yes. The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance can be purchased during homeownership. It is not necessary for you to be involved in a Real Estate Transaction at the time of enrolment.
How do you buy the CHS SafeClose™ Home Systems and Appliance Breakdown Insurance Coverage?

Is there a limit to the number of service calls I can place each year?
Absolutely not! There is no limit to the number of service calls you can place on your home each year with the CHS SafeClose™ Home Systems and Appliance Breakdown Insurance Program. In fact, many customers place multiple service calls each year and save hundreds to thousands of dollars in repair and replacement bills.
How do I place a service call when a covered item fails?
It is very easy. You call our claims department at 1-833-478-2433, 24 hours a day, 365 days a year and we will take your service request by phone and dispatch a service work order to an independent service technician in your area.
How soon will a service technician schedule an appointment for my system or appliance failure?
In most cases, the independent service technician will contact you within 24 hours during normal business hours to schedule a mutually convenient appointment. Emergency service situations we have handled in two to four hours.
Is there a service fee per visit?
Yes. Each time a technician comes to your home to repair a system or appliance a $50/$75 fee is payable by you. If a repair involves two different technicians you will owe a fee for each one. Any additional costs for parts and service will be covered by your policy. There is no limit to the number of repairs we cover.
Will you reimburse me for the services that I had done outside the contract?
Unfortunately no, as outlined in the Declaration under Terms of Coverage, should the homeowner contract directly with others or do the work themselves, we will not be responsible for reimbursement of that cost.
What are home systems and appliance breakdown insurance?
The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance is a one-year policy that provides coverage for major home systems and appliances. The home systems and appliance breakdown insurance cover failures due to normal wear and tear of systems and appliances located within the foundation of the home during the term of the agreement.
Why do I need Home Systems and Appliance Breakdown Insurance?
Home systems and appliance breakdown insurance is a very important asset to maintaining the value of your home and is a priority for most homeowners. Unexpected repairs or replacement costs can easily strain your budget, plus finding an approved and insured contractor to solve your problem can be stressful and inconvenient. A home system and appliance warranty cannot prevent systems or appliances from breaking down, but it can help make covered repairs or replacement easier and less costly.
Are home inspections required in order to purchase Home Systems and Appliance Breakdown Insurance?
No. Home inspections are not part of the requirement in order to purchase The CHS SafeClose™ Home Systems and Appliance Breakdown Insurance, however, a home inspection may be useful if you need to prove that a system or appliance did not break down due to a pre-existing condition.
What about manufacturer warranties? How are they different from home systems and appliance warranties?
Manufacturer extended warranties bought separately cost a significant amount more than the SafeClose™ Home Systems and Appliance Breakdown Insurance. Manufactures also only provide warranties for their own products. Think of all the appliances and systems you have in your house and how much you would pay for each of them to have their own extended warranties, not to mention the fact that these warranties do not cover major home systems such as plumbing, heating, electrical and more. The SafeClose™ Home Systems and Appliance Breakdown Insurance covers all of your appliances and all of your home systems under one plan with one low premium and one number to call for the day when more than one appliance breaks down.
Can my CHS SafeCloseHome Systems and Appliance Breakdown Insurance be renewed?
Yes. The SafeClose™ Home System and Appliance Breakdown Insurance is renewable. You will be notified by e-mail of your agreement's upcoming expiration date and the terms of renewal before the end of your term.
How do I renew my CHS SafeClose Home Systems and Appliance Breakdown Insurance?
Simply go to the Buy Coverage page and complete the Existing Homeowners Order Form, at least 15 days before the expiration of your current policy.
How long is the coverage of the CHS SafeClose Home Systems and Appliance Breakdown Insurance?
Your CHS SafeClose Home Systems and Appliance Breakdown Insurance coverage is effective for one year upon receipt of payment, with a renewal option on expiration.
How much does the CHS SafeClose Home Systems and Appliance Breakdown Insurance Coverage Cost?
The Home Systems Basic one-year Coverage for Home Buyers starts at $299.00 plus applicable tax and for Home Sellers starts at $399 plus applicable tax. The Home Systems and Appliance Premium for Home Buyers starts at $399 plus applicable tax and for Home Sellers starts at $499 plus applicable tax.
